Your first meeting with a Realtor is an important one. Give them information about yourself and your real estate needs so that they can help narrow your search.

Your personal Realtor at Patricia Sprague Real Estate, in Ashland, can obtain information and show you any of the properties listed for sale in Jackson County.

You should always go to or call your personal Realtor if you see a property that you have questions about or want to see. We can show you a property listed by any other office.

Your Realtor can also arrange to show you properties that are not listed with a Realtor office, such as properties that are "For-Sale-By-Owner". Your Realtor would make the arrangements and represent you in the transaction.

Your Realtor will be available to you every day and at almost any time of the day. Your Realtor only gets paid when you purchase a property, so your Realtor will work hard for you and very much appreciates your loyalty throughout your search.

If you are not from this area, your Realtor can communicate with you by phone, fax or Internet e-mail. Keeping you informed about any new properties that become available.

Your Realtor will recommend competent and competitive lenders in this area.

Your Realtor can help you become "Pre-Qualified" and obtain "Good Faith Estimates" of your financing costs. Also, obtain a "Letter Of Pre-Qualification" from the lender, which will help in the negotiations when it is time to make an offer to purchase.

Once you find a property and you are ready to make an offer, your Realtor will write the offer, advise you on price, terms, conditions, inspections and other contingencies of the offer. We use the Oregon Association of Realtors Earnest Money Contract for your protection.

Your Realtor will present and negotiate the offer for you.

Once the offer is accepted, your Realtor will help coordinate the inspections, repairs, lender and escrow company requirements and write all addendums to the contract. You will receive copies of all documents and reports. Your Realtor will be there for you through the closing of the transaction.

When the transaction is closed, your Realtor can recommend competent contractors for any remodeling repairs or landscaping you wish to do.

Your Realtor can keep you informed about local real estate and the current market conditions for your property.
